The Growing Portfolio of M Cubed in Nashville

A commercial real estate development firm responsible for major shopping centers like Tiger Town (Opelika, Alabama) and The Highlands (Bristol, Virginia), Oldacre McDonald has developed more than 400 build-to-suit projects comprising in excess of 11 million square feet of gross leasable space since 1991. Based in Tennessee, Oldacre McDonald was founded by Bill Oldacre and Mark McDonald. Mr. McDonald is also a co-founder of M Cubed Developments.

In January 2020, M Cubed expanded its growing portfolio of properties by acquiring a 0.64-acre site in Nashville’s 12South area that houses the J.W. Adkins Funeral Home at a price of $5.2 million. M Cubed intends on transforming the building into a mixed-use development with 19 for-purchase condos, a 16-room boutique hotel, two retail tenants, and a public art plaza.

The acquisition follows a string of purchases in the summer and fall of 2019. In June of that year, M Cubed acquired three neighboring properties near Music Row for a collective $3 million. The three residential properties were previously used for business purposes, and a $6.7 million construction loan has been issued for their redevelopment. In September, M Cubed acquired a church property in Buena Vista for $1.5 million. The firm is also developing a residential complex and a 24-room boutique hotel in East Nashville.

The Nashville West Shopping Center

Real Estate

Led by principals Mark McDonald and Bill Oldacre, Oldacre McDonald is a full-service commercial real estate development firm that has completed more than 425 projects in 25 states since 1991. Specializing in shopping centers, Oldacre McDonald's signature developments include The Highlands (Bristol, Virginia) and Nashville West (Nashville, Tennessee).

A mixed-use development project situated on nearly 100 acres, Nashville West encompasses 750,000 square feet of retail space and is anchored by national chains such as Dick's Sporting Goods, Costco, Marshall's, Old Navy, and Best Buy. Cost Plus World Market also opened up its first store in the Nashville market at Nashville West.

Construction on the first of two phases of the shopping center began in November 2005. At the time, it was the largest project undertaken by Oldacre McDonald. This distinction now belongs to Century Farms, a 300-acre development zoned for more than 30 million square feet of restaurant, office, and retail space, which is already the site of a six-story, 240,000-square-foot Community Health Systems office.

Nashville West, which is located near the Charlotte Park and Hillwood neighborhoods along Interstate 40, is situated in a dense urban area. More than 260,000 residents live within a 15-minute drive of the shopping center.

A leading commercial real estate development firm based in Nashville, Tennessee, Oldacre McDonald has overseen the development of hundreds of build-to-suit commercial projects and major shopping centers. Under the leadership of principals Bill Oldacre and Mark McDonald, Oldacre McDonald is currently focused on finishing its largest project to date, Century Farms, which is situated on more than 300 acres along I-24 in southeast Nashville.

Century Farms has obtained mixed-use zoning permits for more than 30 million square feet designated for residential, medical, office, and retail uses.

The development will center around a new interchange that is currently under construction. Following its expected completion in 2020, the new interchange will offer access to both sides of I-24. The interchange will have even greater potential for attracting businesses and residents to Century Farms, and it will serve as a grand entrance directly into the development.

Local business leaders, employers, and residents in southeast Nashville’s Antioch neighborhood have voiced enthusiastic acceptance of the project, stating that they foresee Century Farms as playing a major role in revitalizing their community.
